105 The Terrace, Morrison Kent

The building’s unique reinforced concrete-encased steel lattice frames lacked applicable seismic guidelines, making initial isolation of the podium infeasible. Miyamoto addressed this by adding dampers after extensive experimental testing and numerical modeling. An additional Soil-Structure Interaction (SSI) analysis showed that the foundation adequately absorbed loads from the underlying Greywacke rock despite traditional calculations suggesting otherwise. This analysis negated the need for further foundation strengthening. These solutions led to significant cost savings for the client.
