3402 Pico Blvd Office Building

This project at 3402 Pico Boulevard will redevelop an at-grade parking lot into a two-story, 47,000-SF creative office building. The design includes common area amenities at the ground level and other levels of the building. On the second floor will be open-air deck spaces with trellis shade canopies, planted garden spaces and a roof-top photovoltaic array canopy, while the first floor will be populated by courtyards with garden spaces. Two-levels of parking will be included underneath the structure. Above grade, the office building implements a hybrid frame that combines mass and cross laminated timber and steel beams that will allow to cantilever and offset the floor at the second level. Above and below, the structure’s use of timber is emphasized by cement floors and exposed ceilings which create a unique contrast.
