Gemini TI

Gemini TI is a tenant improvement project, which converted 25,000-SF of warehouse space into a biotech office, lab and manufacturing space. The modifications included new openings in the existing concrete tilt-up wall panels, support for new rooftop mechanical equipment, infilling the loading dock and trenching/depressing the existing slab. The new office space features private offices, open office workstations, a board room and conference rooms with operable glass partitions. The warehouse space has tall storage racks and a pre-manufactured cold storage room. For its roof, Miyamoto utilized the existing structure by placing the new rooftop units in strategic positions to minimize the need for structural strengthening. The manufacturing space is a light-framed steel structure within the overall concrete building, which is kept secure with gowning, clean corridors, autoclave, processing and storage. Its frame consists of light-gauge joists which span to light-gauge stud walls to provide support for the ceilings and suspended equipment.
