Pearson’s Building

This two-story, unreinforced brick masonry building was built in 1875 on downtown Woodland’s historic Main Street at 2nd Street. Throughout its long history, it has housed Woodland’s fi rst Town Hall, the Daily Democrat, school district offi ces and Pearson’s Appliance store. The building was purchased vacant in 2015 by local developer, Ron Caceres, and Bay Area developer, John Anagnostou. Their vision involved restoring the largely concealed historic glass and cast-iron Main Street storefront, renovating the ground fl oor for restaurant or retail and repurposing the second fl oor for contemporary housing. The structural improvements included raising a mezzanine level to the second-fl oor level, adding steel moment frames behind the newly exposed historic storefront system, providing seismic wall ti es and parapet bracing at the fl oor and roof levels and reinforcing the roof framing to support new mechanical units and photovoltaic panels. In additi on to the menti oned, the team added a steel stair and steel frame in the alley to support additi onal PV panels.
