UnCommons is a mixed-use community, integrating office and living spaces with rich food, fitness, and retail options that are specifically chosen to improve the everyday life of workers, residents, and travelers. The first of its kind in Las Vegas, the development is situated ten miles off the strip on a 40-acre site in Las Vegas. Phase 1 includes two four-story concrete tilt-up office buildings; five one-story, light-framed retail buildings; two one-story premanufactured metal retail buildings; a premanufactured metal food hall building; and a five-story, 820-stall and four-story, 325-stall precast concrete parking structure with attached one-story retail buildings. The development is pursuing certification by Green Globes and is the first of its kind in Nevada built by the standards for WELL Certification.

The office buildings incorporate floor-to-ceiling windows at all sides of the structure in all-concrete tilt panels, in addition to large, exposed-steel overhangs, perforated screening, and corten steel-clad eyebrow windows. Miyamoto modeled the parking structure foundations in non-linear finite element analysis software to reduce foundation sizes for large loads at eccentric footings adjacent to other buildings.
