City View @ Van Ness is a mixed-use, affordable housing project aimed at young professionals and residents looking for an urban living experience in downtown Fresno. Part of the revitalization effort of downtown Fresno, City view replaced the previous building on the site—the 91-year-old Droge Building. The structure is located near transportation, shopping and entertainment and only a few yardsaway from Chukchansi Park—home to AAA baseball’s Fresno Grizzlies. The new building is four stories high with 45 apartment units divided between two towers that are connected by pedestrian bridges located on each floor and separated by an elevated second-floor courtyard. The first floor has retail space and indoor parking. The design began as a three-story wood structure over a one-story, cast-in-place podium. The latter was changed to a steel and concrete masonry podium when cost savings were discovered by working with the contractor in a design-assist approach. The design for the concrete masonry base recognizes the historical elements of the original Droge Building. City View @ Van Ness is a GreenPoint Rated Building.
