Located just across the river from historic Old Sacramento, the West Capitol Commons housing complex is one of the area’s newest and largest multi-family projects. This 270-unit, three-story, housing complex includes tuck-under parking. Also included are a two-story steel-framed clubhouse, pool and pool house. Given the nature of the supporting soils and its proximity to the American River, liquefaction and lateral spreading are significant seismic considerations for development in this area. Costly conventional deep foundations typically have been used on nearby similar developments to mitigate these risks. However, for this project, Miyamoto proposed a creative approach using contemporary soil-improvement technologies. The solution incorporated shallow mat foundations supported by soils improved with shallow dynamic compaction, resulting in substantial savings for the client.
