Assessment Methodology

Miyamoto International Puerto Rico has developed a building assessment and repair cost assessment methodology to rapidly determine engineers repair estimates based on visual assessment for low-rise (two-story maximum) cast-in-place concrete and concrete block masonry residential (one and two-family dwellings) that suffered typical damage from the recent seismic events.

Phase 1

Step 1

Visual structural damage evaluation

Structural visual damage evaluation based on the Applied Technology Council, Post-Earthquake Safety Evaluation of Buildings (ATC-20).

This phase includes a site visual assessment of structural damages resulting from earthquakes, and the possible seismic vulnerability of the existing structure based on visual assessment.  This assessment is intended for one and two story residential or small commercial buildings of risk category I or II.  Our evaluation will be summarized in a report format that will be submitted by email summarizing:

Our visual assessments are based in a site visit and the visual conditions observed and don’t include and structural analysis or design.  The access to the building will be schedule and coordinated for the client, Miyamoto is not responsible of inaccessible areas

Our ATC-20 visit assessment should be realized for one of Miyamoto team member with the expertise of rapid damage evaluation.  The assessments are of visual nature and are limited to accessible areas in the assessment moment.  The assessments give the building state in the moment of the visit and don’t provide information on the performance of the building in future events.

Repair Cost Estimate

Engineers repair estimate cost based on the damage identified in the ATC-20 assessment, we will utilize the ibuild-Miyamoto tool to estimate repair costs.

We will utilize the iBuild-Miyamoto tool to estimate repair costs for:

  1. Plaster cracking repair including paint (as required)
  2. Wall panel replacements (non-structural) infill/non-bearing including plaster and paint to match existing.
  3. Damaged or ruptured columns where the building has not deflected permanently down “dropped” or translated (laterally). Repair estimation will include plaster and paint to match existing. 
  4. Typical costs of engineering services required to complete the repairs
  5. Typical construction costs including an assumed permitting fee ($600.00)

The estimates will include a 25% contingency as well as a 30% inflation calculation.  The 30% inflation calculation is based on commonly seen increases in construction and material costs following major events.  

In some cases, damage may exist that is outside the scope of this estimation methodology requiring supplemental cost estimation.  The estimations are based on typical repair methodologies and details that will be provided with the summary documents including the building reference plan.  

iBuild-Miyamoto does not provide a warranty expressed or implied for cost estimation.   The cost estimations are “engineering” estimates and only based on visual assessments.  Architectural, mechanical, electrical, plumbing or other trades are outside the scope of this cost estimation.

Structural Repair Plans (Not Included In this Scope of Work)

Structural repair plans based on the damage identified in the ATC-20 assessment and the Ibuild-Miyamoto tool

Structural repair plans include the following:

  1. Detail structural repair plans for construction.
  2. Specifications of repair materials and methods.

It is the responsibility of the client to retain qualified professionals to implement all repairs.

Inspection of Construction

Build-Miyamoto construction quality monitoring app will be used to document repairs by the constructors’ superintendent or designee

  1. iBuild-Miyamoto construction quality monitoring app will be used to document by the constructors’ superintendent or designee. This app will document the progress of construction with GPS tagging and timeline.

  2. Provide iBuild-Miyamoto reports on the internet. Reports can be reviewed in real-time remotely.

  3. In the case that work is “deficient,” not in compliance with approved construction documents, we will communicate with the designated project manager and engineer/architect in charge to inform of the findings.

  4. Visits to be determined by an engineer depending on the scope of work, the final amount of visits to be determined prior to construction

Step 8

Final Inspection report

We will provide a final inspection report for each location, signed and sealed by a licensed engineer in the Commonwealth of Puerto Rico following completion of all construction work provided all deficiencies have been addressed based on the on project approved documents.
